Brief Description – A purpose built temporary accommodation hostel that has redevelopment potential. We were asked to prepare a schedule of condition and look at wants of repair, fire precautions and repairs history. In the end we prepared an options appraisal report for repair/refurbishment to keep the building running for 3 to 5 years with a second option to maintain and improve the building for a potential 10 to 15 year life and a third option to improve and remodel the building to give it a 20 year plus life. In order to do this we investigated the borough’s current requirements for HMO’s as well as considering the building against the national standard, the Housing Quality Indicators and the Design & Quality Standard. We prepared a fully costed options appraisal and are awaiting instructions as to which option the client wishes us to specify.

Project title – Ashcroft Square

What we’re appointed as – Building Surveyors

Project Value – £900,000

Brief Description – Ashcroft square is a large estate of residential flats over retail units comprising the Kings Mall in King Street, Hammersmith. The Kings Mall contains a number of national retailers, Sainsburys, Primark, Wasabi etc. The flats are leased to the Council on a full repairing and insuring lease. Responsibility for repairs and maintenance being split between the landlord and the council in a complex arrangement. We have been asked to liaise with the landlord to establish responsibility for repairs with the landlord. We undertook a measured and topographical survey of the podium decks, communal areas and service runs to facilitate the specification of planned works. We have prepared a specification and tender package for the resurfacing of the upper podium deck (currently leaking over Primark) and repair/relining the foul and rainwater drainage system. In association with this we have prepared and published a schedule of condition of Primark. We are awaiting instructions to prepare a further specification for external repairs, FRA upgrades and refurbishment of the common parts.
